How much does pressure washing cost in San Jose?+

Is pressure washing safe for stucco and tile roofs?+

High pressure is not. That is why we soft wash: low pressure plus the right detergent kills algae and mildew at the root without forcing water behind stucco or cracking roof tile.

Are your products safe for pets and plants?+

How often should I have my home washed?+

In Santa Clara County most homes benefit from a house wash every 12 to 18 months, and roofs every 2 to 3 years. Shaded and tree-covered lots need it more often.

What is the difference between pressure washing and soft washing?+

Pressure washing uses high PSI and water volume (GPM) to physically blast dirt off hard surfaces like concrete. Soft washing uses under 100 PSI plus a downstreamed mix of sodium hypochlorite, algaecide and surfactants to kill algae, moss and lichen at the root. Stucco, siding and roofs get soft washed; concrete and pavers get surface cleaned.

Is it safe to pressure wash my roof?+

Not with pressure. ARMA (Asphalt Roofing Manufacturers Association) guidance calls for a no-pressure chemical treatment, which is exactly what we use. High pressure strips granules from composition shingles and cracks concrete tile.

Will pressure washing damage my stucco?+

It can. High pressure drives water behind the stucco and can chip the finish coat. We soft wash stucco at low pressure with biodegradable surfactants so nothing is forced behind the wall.

What is the best time of year to pressure wash in Northern California?+

Late spring through early fall is ideal for house and roof washing, and right after the first rains is the best time for driveways. We work year-round in Santa Clara County — winter is often the fastest to schedule.

Why do San Jose roofs develop black streaks?+

Those streaks are gloeocapsa magma, an algae that feeds on the limestone filler in shingles. Shaded, tree-covered lots in Willow Glen, Cambrian Park and Los Gatos hold moisture longer, which accelerates moss and lichen growth as well.
